Cob Repairs, Lintel Replacements and Chimney Repairs for Period Properties in Devon

Devon's Specialists in Traditional Cob Repairs and Heritage Property Restoration

Cob Repairs, Lintel Replacements & Chimney Restoration

Devon’s period properties—from thatched cob cottages and Dartmoor stone farmhouses to coastal period homes—face unique structural challenges. Traditional cob walls, timber lintels, and exposed chimney stacks were built to handle the South West’s weather using natural, breathable materials. When water gets in, or modern cement repairs fail, the structural fabric of the building suffers.

At Thorne’s Plastering, I specialize in sympathetic structural repairs tailored specifically for Devon heritage properties. Whether you’re dealing with cracked cob, a failing timber lintel over a doorway, or a wind-battered chimney stack in need of repointing, every job is executed using authentic materials and proven traditional techniques.

Traditional Cob Repairs & Restoration

Devon cob is remarkable material, but it has one fundamental vulnerability: water. Known traditionally as needing “a good hat and a good pair of boots,” cob walls rely on a sound roof, solid stone footings (plinths), and a breathable outer lime skin to stay healthy.

Applying hard cement renders or ignoring cracked walls traps moisture inside the cob, causing the mud and straw matrix to soften and lose its load-bearing strength.

Our Cob Repair Services Include:

Adam and his team did a fantastic job insulating and plastering the upstairs of our old house. Knowledge was good, communications strong and all left clean and tidy at the end. We will definitely be having them back later in the year when we move on to getting the downstairs done.

Adam and his team were really hard working, efficient and tidy. They arrived on time on every visit. They left the room tidy after each work session. They are very pleasant and friendly. They have totally transformed a very tired bedroom that had had terrible things done to it over the years such as wallpaper applied to the lime plastered walls and ceiling. We can now complete the transformation by sanding the floorboards and decorating. Can highly recommend them.

Review from: Jo May Adam and his team completed an interior and exterior lime rendering job for me over the summer 2025. Adam was possibly the most reliable tradesman I’ve ever dealt with. Kept in touch, turned up and completed the job in the time specified and helped me trouble shoot anything that came up. I am really really pleased with the work and have had many compliments from other people. No hesitation in recommending Thorne’s plastering traditional specialists.

Adam, Mike and Paul have done a fantastic job on our Grade 2 listed house. Old concrete render removed and re-rendered in lime. Thoroughly professional, knowledgeable and willing to go that extra yard to produce a fantastic finish on the place at a fair price. Thanks Adam, we will be looking to use your skills again

It was very apparent from the day he arrived to quote that Adam has a huge amount of knowledge and experience in working on older properties. Right from the start I was filled with confidence in his abilities and this was further established on the day the team arrived to start work on the project. Adam and his team were pleasant, friendly, punctual, hard working and tidy. Adam was prompt with answering messages and communicated well on my queries regarding the work. He gave me reassurances that any additional work, regarding issues found, would be discussed and priced before continuing. Thankfully no additional work was needed and the final price was exactly as quoted. In essence, Thorne's Plastering did an excellent job taking old plaster back to cob and applying lime plaster in our 300 year old cottage and delivered a great quality of work. We would highly recommend these guys and look forward to working with them again.

We wouldn’t hesitate to recommend Thornes plastering. We met Adam and his team during the renovation of our stone and cob cottage. They did some plastering but also some more structural work replacing some oak lintels and repairing a crack in the cob. You couldn’t meet a nicer team and we will definitely be using them again.

Timber / Oak Lintel Replacements in Devon

Behind many cracked window openings, sagging doorways, or failing render patches in older Devon properties sits a decayed timber lintel. Historically, builders used local timber like oak or pine to bridge openings in thick cob and stone walls. Over time, roof leaks, cement coatings, or poor ventilation cause these original lintels to rot, leading to internal cracks and structural movement above.

Replacing a structural lintel in an old solid wall requires care, patience, and proper temporary support to ensure the surrounding masonry or cob isn’t disturbed.

How We Approach Lintel Replacements:

Chimney Rebuilding & Repointing

Perched high on roofs across Devon and Dartmoor, chimney stacks take the full force of the West Country’s wind and driving rain. When the mortar in a chimney stack degrades—or worse, when it has been pointed in rigid cement—water penetrates the stack, washing out the core masonry and soaking down into internal breast walls and flues.

A neglected chimney stack isn’t just a damp risk; it’s a serious structural hazard if loose stones or brickwork begin to shift.
